Bollywood actor Hrithik Roshan has rented his sea-facing Juhu apartment of luxury to his girlfriend, actor-musician Saba Azad, for Rs. 75,000 per month for one year, as per the documents of property registration. Leave and license agreement dated August 4, 2025, shows a security deposit of Rs.1.25 lakh.
The property is located in Mannat Apartments (Vartamaan) on Juhu-Versova Link Road, one of Mumbai’s most sought-after real estate belts.
Spread over 12,000 sq ft, Roshan had purchased three floors in the building, including the 18th floor and a duplex on the 19th and 20th floors, in October 2020 for Rs.97.5 crore.

Notably, local brokers informed that rentals for a typical 3-BHK flat in the building, ranges from 1,000–1,300 sq ft, usually cost between Rs.1 to 2 lakh per month. This is much more than the Rs.75,000 lease price. Gujarat Themis Biosyn Ltd leased a 3,600 sq ft flat in the same building for Rs.6 lakh a month in 2023, which shows the premium quality of the property.
Tax professionals opine that the lease may be a strategic one. "While I do not know the details of Hrithik Roshan's deal, normally speaking, one can declare maximum two houses as self-occupied. Apart from that, income tax law also mandates notional rent to be made available for taxation even if the property remains vacant. From a tax-planning point of view, renting out more properties is generally more effective.” stated CA Aditya Zantye, partner at AKORD & CO.
This is not the actor's first high-value property transaction in 2025. Earlier this month, he leased a 2,727 sq ft commercial property in Goregaon for Rs.5.62 lakh per month, and this month again leased a 9,209 sq ft commercial property in Pune's Kharadi locality for Rs.6.08 lakh per month. He and his father Rakesh Roshan sold three Andheri flats in May for Rs.6.75 crore.
