
Mumbai-based real estate developer House of Hiranandani (HoH) has entered the flexible office and co-working space segment with the launch of a pilot project at Hiranandani Gardens, Powai, according to company sources.
The initial phase comprises 160 seats, marking the company’s first operational step into the co-working business.
Sources indicate that the Powai property has the potential to scale up to 500 seats, but HoH has chosen to begin with a smaller pilot to assess market response and operational dynamics.

Based on performance and demand, the developer plans to expand its flexible workspace portfolio across other company-owned assets, including properties in Andheri and Thane.
Ankit Mathur, Senior Manager, Commercial Business, House of Hiranandani, said in a LinkedIn post recently that, "A few months ago, my MD called me to discuss the start of a new business line in flex offices. We had some empty space available in the prime locality and we wanted to do little differently with that space rather than giving it on lease as our standard business. We decided to start the pilot project of our coworking Centre from Hiranandani Garden, Powai."
"Then came the real stuff, layouts, budgets, service partners, legal work, compliances, procurement lists that grew longer every day, and late-night debates about which theme to choose. Gradually the space began to take shape. Today it's a very proud moment for all of us that our first centre is operational and our first client has commenced their operations," Mathur said in the LinkedIn post.
The move aligns with HoH’s broader commercial real estate expansion strategy. In October 2025, the developer announced a Rs. 500 crore investment to develop a new commercial project after acquiring a one-acre land parcel in Andheri East, Mumbai.
The upcoming development is expected to offer approximately 4 lakh sq ft of leasable commercial space, strengthening the company’s footprint in Mumbai’s office market.

House of Hiranandani has so far developed over 50 million sq ft of real estate and delivered 26,612 residential homes, making it one of India’s prominent real estate developers. The foray into co-working reflects a growing industry trend where traditional developers diversify into flexible office solutions to cater to evolving workspace demand from startups, SMEs, and enterprises.
