Gurugram Leads India's Booming Luxury Housing Market

Despite a general slowdown in residential real estate across India, the luxury housing market in Delhi NCR has shown remarkable strength, growing 9 percent year-over-year in H1 2025, according to JLL.

Homes priced INR 5 crore and above dominated the market, with 5,168 units sold in the first half of the year. Gurugram emerged as the epicenter of luxury real estate, contributing 91 percent of all luxury residential transactions in Delhi NCR. The region accounted for 65 percent of all luxury home sales across India’s top seven cities, cementing its position as the country's premier high-end housing destination.

Key micro-markets like the Southern Peripheral Road (SPR) and the newly completed Dwarka Expressway corridor played a pivotal role, jointly contributing to 61 percent of Gurugram’s luxury home sales. SPR alone accounted for 39 percent of transactions in the city during H1 2025. Improved infrastructure, such as the Dwarka Expressway completion and the proposed Gurugram Metro, has significantly increased the area's attractiveness for high-value homebuyers.

While Golf Course Road remains a stronghold for luxury housing, limited new inventory has restrained sales volumes, though demand remains steady for previously launched ultra-luxury projects. Since 2020, around 22,000 units priced above INR 5 crore have been launched in Delhi NCR, with 89 percent located in Gurugram. Rising disposable income, premium lifestyle preferences, and better amenities continue to attract affluent buyers seeking resort-style living.
