Government Extends Deadline for Delayed Realty Projects

The Centre advises State RERAs to grant a four-month extension for real estate projects delayed by the West Asia crisis, offering relief to developers facing supply chain disruptions and construction material shortages.

The Ministry of Housing and Urban Affairs (MoHUA) has advised State Real Estate Regulatory Authorities (RERAs) to grant a four-month extension for real estate projects affected by the ongoing West Asia crisis. The recommendation is intended to provide relief to developers facing delays caused by global supply chain disruptions, shortages of construction materials, and escalating input costs that have impacted project execution across the country.

According to the ministry’s advisory, the geopolitical situation in West Asia has disrupted the availability of key construction inputs, including steel, cement, aluminium, and other essential materials, leading to delays in project completion. The advisory encourages state regulators to consider these exceptional circumstances while evaluating requests for extensions under the provisions of the Real Estate (Regulation and Development) Act (RERA).

The decision follows repeated appeals from the real estate industry, which has sought recognition of the West Asia crisis as a force majeure event. Developers have highlighted that supply chain bottlenecks, higher freight costs, labour shortages, and volatility in energy prices have significantly affected construction schedules, making it difficult to meet committed delivery timelines. Industry bodies have argued that these challenges are beyond the control of developers and require regulatory support to protect both businesses and homebuyers.

The proposed four-month extension is expected to help developers complete ongoing residential and commercial projects without facing immediate regulatory penalties or compliance issues. It also aims to reduce the financial burden arising from delays while allowing developers to manage project execution more effectively amid continuing global uncertainties. Homebuyers are expected to benefit from improved project viability and a lower risk of stalled developments, even though possession timelines may be revised.

The advisory reflects the government's broader efforts to minimise the economic impact of the West Asia crisis on key sectors. Earlier measures included recognising the conflict as a force majeure event for certain government contracts and introducing initiatives to ease supply chain disruptions and support industrial activity.
