Godrej & Lodha Acquire 25+ Land Parcels to Boost Housing

Godrej Properties Ltd and Lodha Developers Ltd, two of India’s leading real estate developers, remain bullish on housing demand, acquiring more than 25 land parcels collectively in FY26 to develop residential projects with combined revenue potential exceeding Rs. 1 lakh crore.

According to investor presentations, Lodha Developers acquired 11 land parcels across Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune, and Bengaluru, totaling 20.6 million sq ft of saleable area and projected sales value of Rs. 58,800 crore.

Meanwhile, Godrej Properties acquired nearly 20 land parcels across tier-I and II cities for group housing and residential plotted development, with projects worth ₹42,000 crore.

In the first nine months of FY26, Godrej Properties acquired 12 land parcels, representing 22.36 million sq ft with expected bookings of ₹24,650 crore, while Lodha’s acquired projects contributed to sales of ₹14,640 crore during April–December 2026. Godrej Properties has also acquired six land parcels this quarter for projects worth ₹17,450 crore, reflecting strong confidence in India’s housing market.

Both developers use a combination of outright purchases and partnerships with landowners to expand their land banks. Post-pandemic demand has shifted toward premium and ultra-luxury homes, with buyers favoring branded developers with proven track records.

Headquartered in Mumbai, Godrej Properties focuses on group housing in MMR, Delhi-NCR, Pune, Bengaluru, and Hyderabad, while Lodha Developers builds projects in MMR, Pune, Bengaluru, and has recently entered the Delhi-NCR market.

For FY26, Godrej Properties is confident of achieving ₹32,500 crore in sales bookings, while Lodha targets ₹21,000 crore, driven by strong sales momentum and new launches. These acquisitions reinforce both firms’ leadership in India’s growing real estate sector.
