Dubai’s property market recorded softer buyer activity in July as transaction volumes eased, according to Property Finder analysis. The shift suggests buyers are becoming more selective even as the emirate continues to attract strong real estate investment.
Dubai’s property market saw a moderation in buyer activity in July 2026, with prospective buyers becoming more selective amid changing market conditions, according to an analysis by Property Finder. The development comes after a period of strong activity in the emirate’s residential real estate sector.
Property Finder’s assessment indicates that buyers are increasingly taking a more cautious approach when evaluating properties, focusing on factors such as location, pricing, payment plans and long-term value. This shift suggests that market participants are becoming more discerning rather than exiting the market altogether.
Dubai has continued to attract investors because of its expanding population, infrastructure development and position as a regional business and tourism hub. However, the market has increasingly moved towards a more selective phase, with performance varying considerably between communities and property segments.

Recent market data also shows that July remained an active month for residential transactions, although activity was below the unusually strong levels recorded a year earlier. Dubai registered more than 12,500 home sales during the month, while ready-home transactions increased and off-plan activity moderated.
The changing mix of transactions indicates that home buyer preferences are evolving. While off-plan properties continue to account for a significant share of sales, demand for ready homes strengthened during July. This could reflect buyers seeking greater certainty around completed properties, immediate occupancy and established locations.
The market is also experiencing greater differentiation across communities. Areas with strong connectivity, established infrastructure and access to employment and lifestyle facilities continue to attract attention, while buyers are becoming more cautious about projects where pricing or future supply could affect returns.
For developers and brokers, the changing environment could increase the importance of pricing strategies, project positioning and buyer engagement. Developers may need to provide clearer value propositions and flexible payment structures as customers spend more time comparing available options.

Despite the moderation, Dubai's property market remains supported by continued investment interest and underlying economic growth. Property Finder has described the 2026 environment as more selective rather than indicative of a broad market downturn.
The July trends therefore point towards a maturing Dubai real estate market, where buyers are placing greater emphasis on value, location and fundamentals. As supply expands and choices increase, developers and investors are likely to focus increasingly on individual communities and projects rather than relying on citywide market growth.
