Dubai Launches $817M Creek Gardens Project With 1,400 Homes

Dubai Creek Gardens emerges as a AED 3 billion waterfront residential development in Dubai Healthcare City, featuring more than 1,400 homes and the UAE’s first Westin and Renaissance branded residences.

Dubai Healthcare City marks the beginning of construction on Dubai Creek Gardens, a AED 3 billion ($817 million) master-planned residential development along Dubai Creek. The project is set to introduce more than 1,400 homes and combines waterfront living with landscaped spaces, wellness facilities and hospitality-led amenities.

Located within Dubai Healthcare City Phase 2, the development spans more than 127,000 square metres and is being positioned as a low-density residential destination. Around 70% of the site is planned for landscaped gardens, parks, sports facilities and open spaces, creating a community focused on greenery, walkability and wellness.

A key feature of Dubai Creek Gardens is the introduction of the UAE’s first Westin and Renaissance branded residences. The two residential concepts are being developed by Global Partners in collaboration with Marriott International, bringing internationally recognised hospitality brands into Dubai’s growing branded-residence market. Westin Residences are positioned around wellness-focused living, while Renaissance Residences emphasise cultural character and lifestyle experiences.

Global Partners is developing the project through its second property fund, which has raised more than $300 million. The company secures the Dubai Creek Gardens site through an off-market acquisition and positions the development as a major component of its expansion in Dubai’s premium residential sector.

The project’s location also places it within an established residential and lifestyle ecosystem. Dubai Creek Gardens is situated near developments including Kempinski Residences The Creek and The Ritz-Carlton Residences, along with the Swiss International Scientific School in Dubai. Its proximity to Dubai Creek further strengthens its waterfront positioning.

Beyond residences, the development is designed to integrate retail, dining, wellness and recreational elements within a connected community. The approach reflects Dubai’s broader shift towards integrated destinations that combine housing with lifestyle, healthcare and hospitality services.

With construction now underway, Dubai Creek Gardens is expected to strengthen Dubai Healthcare City Phase 2 as a mixed-use destination. The project is scheduled for completion in 2030 and is set to expand the emirate’s portfolio of premium waterfront and branded residential developments.
