Birla Estates, the real estate arm of Aditya Birla Real Estate, has entered Navi Mumbai’s redevelopment market with a residential project in Vashi estimated to have a revenue potential of around ₹2,600 crore. The move will expand the company’s presence across the Mumbai Metropolitan Region (MMR).
The project will be developed jointly with an affiliate of Priyanka Group and involves the redevelopment of Shiv Sai Co-operative Housing Society. Spread across approximately 3.06 acres, the development is planned as a premium and luxury residential project.

The Vashi project marks Birla Estates’ entry into Navi Mumbai, a market that has gained importance with improvements in transportation infrastructure, connectivity and urban development. The company’s expansion into the region comes as redevelopment activity increases across established residential locations in the MMR.
Under the project, the existing housing society will be redeveloped into modern residential premises. The development is expected to offer premium housing while making use of the existing location’s connectivity and established urban infrastructure.
For Birla Estates, the project adds to its strategy of expanding through asset-light development models and partnerships. Working with local developers and housing societies allows real estate companies to enter established markets while leveraging local knowledge and existing development opportunities.
Navi Mumbai has increasingly attracted developers as demand for organised residential projects grows. Established areas such as Vashi offer proximity to commercial centres, transport networks and social infrastructure, making them relevant to premium housing developers.
The company has also been strengthening its presence in the wider Mumbai market. Earlier this month, a Birla Estates subsidiary acquired approximately 90,000 sq ft of Floor Space Index (FSI) from Parinee entities for more than ₹159 crore, adding development potential to its Mumbai portfolio.
The latest Vashi project is part of a broader expansion strategy by Birla Estates across major urban markets. The company has been increasing its residential development pipeline through both redevelopment opportunities and land-led projects.
