
AU Real Estate has launched The Sunflower, an ultra-luxury residential project at Aditya World City on NH-24, with an estimated revenue potential of Rs. 2,000 crore.
The launch marks the company’s strategic expansion into Eastern NCR, a fast-growing micro-market supported by infrastructure upgrades and improving connectivity to Delhi, Noida, and Greater Noida.
Spread across 9 acres, the development will comprise 595 residences across 7 towers, conceptualized as a low-density estate combining bungalow-style spatial advantages with professionally managed living and hospitality-inspired infrastructure.
Key Highlights
Phase 1, now launched, spans approximately 7 acres and includes 428 residences across 5 towers, reflecting a phased execution strategy. The project offers expansive 3BHK and 4BHK apartments, ranging from 2,975 sq. ft. to 4,000 sq. ft., with prices starting at around ₹3 crore. Residences feature large balconies up to 553 sq. ft., with select units offering up to 800 sq. ft., enhancing usable living space.
Interiors include Italian marble flooring, walk-in wardrobes, fully fitted kitchens, and advanced VRF/VRV air-conditioning systems for enhanced comfort.
Amenities include formal tower lobbies, elevated air lounges, and the Eternia Club, a central social hub offering dining venues, wellness facilities, a swimming pool, banquet halls, and recreational spaces.
