ASK Property Fund Commits 300 Crore to Ghaziabad Housing

ASK Property Fund has committed ₹300 crore to residential projects by BRV Group and KW Group in Ghaziabad’s Vasundhara and Indirapuram. The investment strengthens its NCR presence amid improving connectivity, infrastructure and sustained housing demand.

ASK Property Fund, the real estate investment arm of the Blackstone-backed ASK Asset & Wealth Management Group, has committed ₹300 crore to two residential projects in Ghaziabad, strengthening its exposure to established residential markets within the National Capital Region (NCR). The investments will support developments by BRV Group and KW Group in Vasundhara and Indirapuram, respectively.

The fund has committed capital to BRV Group’s 4.7-acre residential development in Vasundhara and KW Group’s 1.5-acre project spread across 1.5 acres in Indirapuram. Both locations are established residential catchments with access to social infrastructure, employment hubs and improving connectivity to Ghaziabad, Noida and Delhi.

ASK Property Fund Co-Head and Chief Investment Officer Bhavin Jain said Ghaziabad is emerging as one of the NCR’s compelling residential markets, supported by sustained end-user demand, attractive ticket sizes and significant infrastructure development. He pointed to the Delhi-Meerut Expressway, Namo Bharat Rapid Rail, Metro connectivity, the existing airport network and planned connectivity to Jewar Airport as factors supporting the region’s growth prospects.

According to the fund, the two investments combine the local market knowledge and execution capabilities of established regional developers with institutional capital. The strategy is intended to support timely project execution while generating sustainable, risk-adjusted returns for investors.

The latest investments are part of ASK Property Fund’s broader strategy of providing growth capital to residential developments in established markets where demand is supported by urbanisation and infrastructure expansion. ASK Property Investment Advisors (ASK PIA), the registered entity through which the fund operates, focuses on private equity investments in the self-liquidating residential segment.

ASK PIA has raised ₹10,000 crore since 2009 from investors including family offices, ultra-high-net-worth individuals, high-net-worth individuals and institutions. The Blackstone-backed ASK Asset & Wealth Management Group managed assets exceeding ₹85,000 crore as of July 31, 2026.

ASK has also expanded its NCR investment pipeline through a ₹500 crore platform arrangement with Bhumika Group. Under the arrangement, the fund plans to invest ₹125 crore in a 20-acre plotted development in Faridabad, adding another NCR residential project to its portfolio. The move follows ASK’s August 2026 exit from Shriram Properties’ Shriram 122 West project in Chennai, where it realised ₹340 crore against an investment of ₹215 crore.

With continued infrastructure upgrades and strong end-user demand across NCR’s established residential corridors, ASK’s latest commitments underline the growing role of institutional capital in supporting housing development beyond the region’s core markets.
