SAMHI Signs Lease for 260-Room Hotel in Hyderabad

SAMHI Hotels has announced the signing of an Agreement to Lease (ATL) with P Pramoda, P Harika, and Aurean Eskar for the development of a 260-room mid-scale hotel in Hyderabad’s Financial District, one of India’s fastest-growing commercial hubs.

The building will be developed by Aurean Eskar and later handed over to SAMHI for fitouts and branding, with the company estimating a development cost of approximately Rs. 1,250 million – Rs. 1,430 million for its scope of work. This marks SAMHI’s third property in the Financial District, adding to its Sheraton (326 rooms, Upscale+) and Fairfield by Marriott (232 rooms, Upper Mid-Scale).

With this expansion, SAMHI will serve three distinct price points—Upscale+, Upper Mid-Scale, and Mid-Scale—positioning itself to capture a wider share of the growing demand in a micro-market driven by robust office space growth and economic activity.

The move reflects SAMHI’s broader strategy of building scale and density in high-growth micro-markets by offering branded hotels across multiple segments. This approach not only strengthens its competitive positioning but also supports portfolio optimization and long-term value creation.

The agreement remains subject to customary conditions subsequent (CS) and the final lease deed will be executed once building sanctions are obtained. By reinforcing its presence in Hyderabad’s Financial District, SAMHI continues to align with market dynamics and deliver differentiated hospitality solutions across diverse customer needs.
