Serene Communities Plans 3,000 New Senior Homes Across India

Serene Communities, the senior living brand of Columbia Pacific, plans to launch 3,000 senior homes across 13 projects in Bengaluru, Chennai, Mysuru, Pune, Kochi, Coimbatore and Hyderabad within this fiscal year, supported by an investment of Rs. 2,500 crore.

Another Rs. 1,000 crore is planned for next year as the company accelerates expansion across southern and western India, adding over 1,250 units to its pipeline. The new communities will feature homes priced between Rs. 60 lakh and Rs. 1 crore, with future presence expected in Delhi-NCR, Kolkata, and Gujarat to build a national footprint.

Of the 13 projects, five are already in sales and three more will open in two to three months, with the remainder scheduled before March. Hyderabad has emerged as a major focus market due to soaring demand for retirement housing. Its first project in the city has secured RERA approval, while another high-rise is in advanced planning.

A Shankarpalli project will offer 268 Vastu-compliant senior apartments, while another in Shamshabad will be announced soon. The two developments will involve Rs. 400 crore in investment and deliver around 550 units, with two additional Hyderabad projects already being designed.

“We currently operate 10 senior living communities with around 1,700 units. We plan to expand primarily through collaboration partnerships with developers. Our upcoming footprint will cover Chennai, Coimbatore, Bengaluru and other major cities and will include nearly 2 million sq ft of projects at different stages of development,” Rajagopal said.

“All upcoming projects will mostly be high-rise senior living apartments, offered both as standalone senior living communities and as dedicated senior living towers within larger townships. For Bengaluru, we are particularly focused on Bengaluru East for new launches,” he added.

Serene Communities is also preparing to launch a new assisted living vertical by March next year. This rental-based model will offer fully serviced 1,000 sq. ft homes under Rs. 60,000 per month. Demand remains strongest in Tier-1 cities, though markets like Coimbatore are seeing surprising uptake.
