Ashiana Housing is strengthening its position in India’s growing senior living housing segment, with nine active projects across multiple cities.
Currently, the company operates three projects in Bhiwadi (NCR), three in Chennai, and one each in Jaipur, Pune, and Lavasa. For FY2025, Ashiana plans to launch five new phases across its ongoing developments, covering around 5.71 lakh sq ft of saleable area. This marks a step up from last year, when it constructed 5.38 lakh sq ft and invested Rs. 213 crore in the senior living category.
Key Highlights
The segment has become a major growth driver for the company. In FY2024–25, Ashiana recorded a booking value of Rs. 382 crore from senior living projects, and it has set a target of Rs. 450 crore for the current fiscal year. With senior living now contributing over 30 percent of Ashiana’s residential portfolio, the company is positioning itself as a leader in this niche but fast-growing market.
This growth reflects rising demand for purpose-built senior communities, where retirees seek secure, comfortable, and socially engaging environments. Ashiana’s strategic investments and phased expansions demonstrate its intent to capitalize on this trend, with significant projects planned across both established and emerging hubs.
