Prestige Group, which is listed and based in Bengaluru, has set itself a target this financial year of launching residential projects with a total gross development value (GDV) of more than Rs. 50,000 crore in its core housing markets of Goa, Bengaluru, Delhi, Hyderabad, Chennai, and Mumbai.

Praveer Srivastava, Senior Vice president, Head of Residential Sales at Prestige Group says, "Two more marquee launches are planned, including Prestige Bougainvillea Gardens in Sector 150, Noida, by Q1 FY26, and Prestige Imperium, a super-luxury offering in Delhi’s KG Marg with ticket sizes expected to cross Rs. 1 lakh per sq ft, slated for launch around Diwali”.

“We are also aiming to achieve a GDV of Rs. 14,000–15,000 crore from residential project launches by the end of Q1 FY26,” he added.

The biggest play for Prestige this year is its entry into the Delhi-NCR market that it has entered into recently. Prestige has already launched a residential project in Indirapuram worth Rs. 12,000 crore of which Rs. 9,500 crore was approved for development.

In Mumbai, the group is targeting Rs. 10,000 crore in launches for the fiscal that includes apartments starting from Rs. 2 crore in Prestige City to ultra-luxurious units worth Rs. 150 crore in Nautilus in Worli.

Mumbai’s luxury market is deep, but land costs don’t allow for villas. We’re focusing on optimising apartment formats to cater to both premium and mid-segment buyers”, Srivastava said.

In Chennai, Prestige is targeting Rs. 3,000–3,500 crore in launches this year including Prestige Palladium Garden by the end of June and another project in Madhavaram by Q3. Srivastava said the company has partnered with Arihant Developers to explore more in Chennai where prices are relatively reasonable at Rs. 10,000–11,000 per sq ft.

Hyderabad will also have launches worth Rs. 10,000 crore this year, including a luxury project in Banjara Hills where prices for apartments will be Rs. 8–10 crore. The group is also looking at extensions to township and has two other land parcels for exploration. The Rs. 1–2 crore is still the sweet spot in the city; there is a lot of demand for 3,000–4,000 sq ft apartments.
