An American NRI couple has acquired two sea-facing apartments in posh Bandra West in Mumbai for a total of Rs.56 crore, becoming the new record holders at Rs.1.27 lakh per square foot, as per property records made available to CRE Matrix.
The two apartments that are part of the pending construction Satguru Kismet project are each sized 2,189 sq. ft. with a 120 sq. ft. balcony deck area.
Situated close to cricket icon Sachin Tendulkar's residence and the proposed Bandra-Versova Sea Link connector, the acquisition is made at one of the most expensive price levels in Bandra West.

The purchasers, who do not want to be named, paid a down payment of almost Rs.10 crore, and the balance will be deposited in stages. The stamp duty on each flat was Rs.1.68 crore and registration charges of Rs.30,000. The deal was sealed on 3rd September 2025, and the complex will be ready by December 2027 as per its RERA completion schedule.
"This transaction indicates the increasing demand for high-end properties in Bandra, particularly those with sea-facing views and proximity to landmark locations," said a local real estate expert.

Bandra is well-known for its high-end real estate, with high-profile property hunters, including many Bollywood celebrities, vying for these homes. "With the construction of the Bandra-Versova Sea Link, this area is becoming increasingly sought after," the expert added.
Apart from its strategic location, the NRI couple's acquisition also takes place at a time when taxation policies for NRIs acquiring property in India are undergoing changes, with recent cuts in TDS rates providing some alleviation.
