A sprawling 12,000 sqft of luxurious penthouse has been sold in Maharashtra’s Pune for Rs.37 crore. The deal is regarded as the most expensive property deal in the city. In a media statement, the company said,the property is located in Lodha One, Bund Garden, a project by listed real estate developer Lodha that goes by the name Macrotech Developers.
Over the period of two years, Pune has seen 32 apartment registrations in the luxury segment, having valued above Rs.10 crore, the highest value is Rs.18.5 crore. After the registration with RERA, Lodha One or Bund Garden with a hefty per square foot price in the range of ₹28,000-29,000. With the deal, it was the most expensive deal in the luxury segment.
Lodha One is the company’s first luxury project in Pune. The bunch of penthouses which were constructed in this project are known as Emperor Palace. The company mentioned that, Lodha’s move with Bund Garden comes as a response to meeting this demand and the rising scarcity of land in Pune.
Lodha's decision regarding Bund Garden is a reaction to fulfilling this requirement and the increasing shortage of land in Pune. Lodha One Bund Garden spans three levels and offers amenities such as private terraces and pools for residents. Exclusive hospitality services are provided by Lodha’s Saint Amand, catering to all resident needs. The design, aligned with Lodha’s philosophy, is crafted by Singapore-based firm Sitetectonix.
Lodha One stands as the tallest tower in Pune Camp. The project's landscape revolves around two ancient Banyan trees that have been preserved for more than 150 years, according to the company.
According to data from Knight Frank India, a real estate consultancy firm, property registrations in the Pune real estate market typically range from 14,000 to 20,000 units across the entire Pune district. The majority of these registrations fall within the Rs.50 lakh to Rs.1 crore range.

In March 2024, Knight Frank India data revealed that among the 21,000 property registrations in Pune district, 33% fell within the Rs.50 lakh to Rs.1 crore range, 32% were in the Rs.25 lakh to Rs.50 lakh range, 14% were in the Rs.1 crore to Rs.5 crore range, and less than 1% were priced above Rs.5 crore.
