The Maharashtra Housing and Area Development Authority (MHADA) has commenced the first-come-first-serve sale of its premium 3BHK apartments in Crescent Tower, Tardeo, one of Mumbai’s most upscale residential localities.
The project consists of eight 3BHK units, each with a carpet area of 2,285 sq ft, priced between Rs. 5.95 crore and Rs. 7.58 crore, depending on the floor.
Originally leased to MHADA officials, these apartments were vacated in 2022 for public sale. In 2023, MHADA organized an online lottery to allocate them, drawing 43 applicants.

However, most withdrew after property visits, prompting the authority to switch to the direct sale model to attract serious buyers.
The most expensive unit, priced at Rs. 7.58 crore, is located on the 20th floor and comes with dedicated staff amenities. Crescent Tower features sea-facing views, modern security, a gymnasium, and separate quarters for domestic help. Its prime location near Willingdon Club, Nepean Sea Road, and Mahalaxmi Race Course enhances its luxury appeal.

The move marks MHADA’s attempt to efficiently sell premium inventory before the upcoming 2025 MHADA housing lottery, which will cater to Economically Weaker Sections (EWS), Middle Income Groups (MIG), and Low Income Groups (LIG). This strategy highlights MHADA’s dual focus — catering to affordable housing needs while maintaining a presence in Mumbai’s luxury real estate market.
