Gurugram Surpasses Mumbai in Ultra-Luxury Home Sales

Gurugram has now become the strongest growing ultra-luxury real estate market in India with the highest value of high-end residential sales in 2025, surpassing Mumbai.

A joint report on the findings of India Sotheby International Realty (ISIR) and CRE Matrix indicated that the city has witnessed a record Rs 24,120 crore in transactions of the real estate in homes priced above Rs 10 crores, which is a huge milestone in the luxury housing sector of India.

The spurt is indicative of a wider change in buyers’ preference on high quality living facilities due to increasing disposable income, expansion of housing needs, and the increase in the number of high-net-worth individuals (HNIs). The strategic position, good infrastructure pipeline and the accessibility of Delhi have also added to the strength of Gurugram as a luxury real estate destination.

Smartworld Developers have taken this (momentum) and started building its ultra-luxury project, Trump Residences Gurgaon, under Rs 1,000 crore contracts. The 11.7 acre (51 storey) project in Sector 69 will include two towers with 298 ultra-premium apartments, with a total built-up area of more than 1.2 million sq. ft. The project is the second Trump-branded residential project in the city, which implies the continued high demand of the globally branded luxury real estate.

Construction work has already taken off, and the excavation has been finished, and Rs 300 crore tender has been issued on the first phase of the construction. The opening of the project coincides with high investor confidence and increasing demand in the luxury sector that will increase the leadership of Gurugram in the Indian high end housing market.
