Bengaluru CBD Gets a Boost as Urban Vault Takes Up 50,000 Sq Ft Office Space

Managed office solutions provider Urban Vault has strengthened its presence in Bengaluru’s Central Business District (CBD) by leasing 50,000 square feet of premium office space at Prestige Obelisk on Kasturba Road. Spread across three floors, over 1000 plus workstations will be near to the newly acquired accommodate seat, according to the company statement. 

The per-seat pricing on this Grade A property is valued at around Rs. 10,000, aligning with Urban Vault’s approach of delivering high-end, plug-and-play office infrastructure in top-tier locations. This expansion adds to Urban Vault’s rapidly growing portfolio, which has now expanded to over 2 million sq ft and 30,000 plus desks across India.

The leased floors were originally owned by Zackria Hashim and Sadath Ali Kahan, co-founders of KRPL Ventures LLP, who continue to hold major real estate features within the building. Prestige Obelisk, a revolutionary project by Prestige Group, offers a total of 1.8 lakh sq ft across 11 storeys and is known for its central positioning and premium amenities.

This lease follows Urban Vault’s significant transaction last October, where it took up 200,000 sq ft across two pavilion CBD locations at HM Square and Prestige Obelisk to meet rising demand from corporate occupiers.

Urban Vault reported a strong FY 2024–25 performances, recording a turnover of Rs. 120 crore, with 18 percent profit after tax (PAT) and an impressive 70 percent year-over-year growth. The company’s EBITDA margin currently stands at 30 percent, reinforcing its financial stability and operational scalability.
