Ajmera Realty & Infra India has announced a substantial development pipeline in Mumbai’s Wadala, projecting over Rs. 12,000 crore in top-line sales as part of a 100-acre master plan.

The company will invest approximately Rs. 7,000 crore to develop a diversified mix of residential and commercial assets across the parcel, which has a remaining development potential of nearly 34 lakh sq. ft. of saleable carpet area.

The overall plan includes 3,000 residential apartments and 500 boutique office units, positioning Wadala as a high-value real estate growth corridor.

A key highlight of the plan is the Ajmera Manhattan Series, designed on a 7-acre podium—one of Mumbai’s largest. Phase 1, launched in April 2022, has achieved nearly 90 percent sales. Phase 2, launched in September 2025 with 450 units spanning 5.4 lakh sq. ft., recorded a swift 38 percent sales rate within a month. Additional phases are set for a fast-track rollout starting FY27, reinforcing steady demand for the project.

Ajmera Realty is also planning a boutique office development comprising around 500 units with an estimated 6 lakh sq. ft. carpet area and a GDV of Rs. 1,800 crore. This commercial project is expected to launch in H2 FY26.

In a strategic move into Wadala’s ultra-premium segment, the developer is preparing to launch an uber-luxury residential project with approximately 13.8 lakh sq. ft. carpet area and a projected GDV of Rs. 5,700 crore. The initiative aims to elevate Wadala’s status as an integrated, high-end real estate destination.
