Apeejay Surrendra Park Hotels has outlined an ambitious expansion roadmap, targeting 74 properties with 5,787 keys by FY 2030 across its owned, managed, and leased hotel portfolio.

According to the company’s latest investor presentation, the hospitality group is currently developing 38 properties, accounting for 3,351 keys, in addition to operating 36 properties with 2,436 keys.

This pipeline positions the group for significant scale-up in the next six years as it deepens its presence in India’s fast-growing hospitality and tourism market.

Key Highlights

  • Targeting 74 properties and 5,787 keys by FY 2030
  • Currently developing 38 properties with 3,351 keys
  • Operates five brands across luxury to smart-stay segments

The company’s expansion is structured across its five well-established brands: THE PARK, THE PARK Collection, Zone by The Park, Zone Connect by The Park, and Stop by Zone. These brands collectively cater to luxury, upscale, mid-scale, and smart-stay segments, allowing the chain to widen its customer base and capture demand from both business and leisure travelers.

With a mix of owned, managed, and leased hotel models, Apeejay Surrendra Park Hotels is adopting a capital-efficient growth strategy that supports rapid footprint expansion while optimizing asset utilization. The company’s development momentum also reflects broader industry tailwinds, including rising domestic travel, increasing urbanization, and demand for branded hospitality offerings.

“Our expansion plans are progressing steadily, with the acquisition of Zillion Hotel at Juhu, Mumbai and the new Kolkata project breaking ground in January 2026. These milestones mark significant steps in our journey of building iconic hotels across India,” Vijay Dewan, Managing Director of Apeejay Surrendra Park Hotels, said.
