Do you think Gunjur offers a more future-proof investment for IT professionals than traditionally saturated markets like ORR or Sarjapur Road? Why or why not?

Gunjur does come across as a viable, future-ready real estate destination for IT professionals since it still has relatively bigger land tracts available for integrated townships, master-planned communities, and has relatively lower congestion levels than matured corridors. Its location near Whitefield, Outer Ring Road (ORR), and the future Metro connectivity puts it strategically well-located for long-term appreciation.

Simultaneously, Sarjapur Road and ORR have already established themselves as proven IT corridors with sound social and physical infrastructure well in place, with steady demand and stability as investment locations. In that manner, Gunjur acts as a supplement to these established corridors by providing newer chances to early entrants into the next growth cycle, while Sarjapur Road and ORR remain valuable as stable long-term markets.

Have you noticed any significant demographic or behavioral shift among IT homebuyers choosing Gunjur in the last 3–5 years?

Earlier, IT professionals often preferred locations closer to their workplace, even if that meant compromising on space or community living. In the last 3–5 years, we’ve seen a clear shift. Today’s IT homebuyer is younger, more global in outlook, and places a premium on wellness, open spaces, and community living.

Gunjur has emerged as a draw because it promises bigger, well-designed developments. Several IT buyers also view property here as an upgrade in lifestyle as opposed to a mere necessity. Importantly, we’re also seeing a growing segment of upwardly mobile IT professionals who aspire to luxury living — larger 3BHK homes, premium amenities, and curated lifestyle experiences. For them, Gunjur is not just about affordability; it is about accessing the next level of living — gated communities that reflect their aspirations and global exposure. Simultaneously, many still perceive Sarjapur Road as an extension of their work environment — with its existing IT presence, schools, and social life — and consider Gunjur as an option to balance that connectivity with a more open, community-driven lifestyle.

How has the pricing trend in Gunjur evolved post-2020 compared to Whitefield or Electronic City, and what does it signal for future growth?

Gunjur has seen a 146 percent hike in housing values since 2020, as per a PropEquity analysis published in April 2025. Average prices went up from approximately 4,800 per sq ft to 11,850 per sq ft in 2024—a nearly 2.5× rise. Most notably, this expansion is driven primarily by demand for high-end houses, i.e., 1–2 crore level for 3 BHK flats, where fresh launches have risen 150 percent in terms of quantity from 2020 to 2024, against the past five years.

This signals that Gunjur is in its high-growth phase, benefiting from spillover demand and infrastructure improvements. It also reflects the growing preference among IT professionals and investors who are looking for untapped but promising micro-markets. While that is happening, Real estate consultant Anarock’s 2025 industry report states that Sarjapur Road is already witnessing a remarkable 63–80 percent rise in housing rates during the last 3–3.5 years, now averaging 10,200–11,000 per sq ft.

How do you foresee Gunjur accommodating the next wave of IT infrastructure growth and talent migration over the next 5–10 years?

In the coming decade, Gunjur will emerge as one of the most happening IT-surround residential destinations in Bengaluru. According to the PropEquity research report in 2025, significant infrastructure projects, such as the 150-ft CDP Road, the Peripheral Ring Road (PRR), and State Highway 35 (SH35), are driving real estate growth in the mentioned micro-market, including the Gunjur area, by improving connectivity to key areas like the Varthur-Sarjapur Road/Chennai Highway and the Outer Ring Road (ORR).  Gunjur's landscape offers larger land tracts to accommodate integrated townships that suit the next-generation IT talent migration. In a way, Gunjur today is exactly where Whitefield was 15 years ago — a clean slate waiting to turn into a sustainable urban planning for both living and working.

Similarly, as the city extends towards the east, we anticipate heavy investment in road infrastructure, metro connectivity, and social infrastructure like schools, hospitals, and shopping for nearby areas. As pointed out in a real estate report by Trade Brains, the launch of the Hebbal–Sarjapur (Red Line) Metro, as well as road development, will also boost Sarjapur Road's rise as a bustling residential and IT-surrounding hub.

Which upcoming projects are you most excited about, and what should buyers or investors know about them?

We are especially looking forward to our future projects in Sarjapur Road- Gunjur and Varthur. These are not merely residential clusters but well-planned townships with balanced amenities, open spaces, and community-based living.
