India’s real estate market is in the midst of a bold transformation. Driven by a booming economy, rising affluence and one of the world’s youngest populations, the demand for aspirational living in India is reshaping the landscape of luxury housing. No longer confined to the ultra-elite, premium real estate is now within the reach of a new generation of ambitious, globally exposed homebuyers. These buyers aren’t just investing in square footage—they’re investing in identity, experience, and purpose. These consumers are well-informed and value-driven property buyers, demanding more from their investments than ever before.
In fact, what was once a niche reserved for the ultra-elite is now expanding. According to Knight Frank’s Wealth Report 2025, the number of High-Net-Worth Individuals in India (HNIs)— in Indiose with assets exceeding $10 million—rose by 6 per cent in 2024, reaching 85,698. This number is projected to grow to 93,753 by 2028, reflecting India’s fast-expanding wealth landscape. Cities like Mumbai, Delhi, Bengaluru, and Hyderabad are leading this growth, with a significant surge in luxury home transactions post-pandemic.
India’s Growing Appetite for Luxury
Luxury real estate in India is being redefined for a generation of conscious consumers. Today’s buyers—predominantly millennial and Gen Z professionals, entrepreneurs, and tech leaders—view their homes as reflections of their personal journeys, values, and aspirations. For them, luxury is no longer just about opulence—it’s about legacy, well-being, and long-term value.
This shift in mindset has also widened the geographical canvas of luxury living. Once limited to traditional enclaves like South Mumbai and Lutyens’ Delhi, demand is now rising in emerging urban hubs, such as Gurugram real estate market, Noida, Whitefield (Bengaluru), and HITEC City (Hyderabad). Better infrastructure, evolving work patterns, and higher incomes are driving this decentralisation of demand.

Insights from the Luxury Residential Outlook Survey 2025 by India Sotheby’s International Realty (ISIR) reinforce this trend. The report reveals that 62 per cent of Ultra-High-Net-Worth Individuals (UHNIs) and High-Net-Worth Individuals (HNIs) plan to invest in luxury real estate over the next 12–24 months—signalling steady confidence in the wealth-building potential in real estate. Capital appreciation continues to be the leading investment motive, with 55 per cent identifying it as their top reason for investing in 2025—an increase from 44 per cent in 2024.
Additionally, the survey highlights a growing appetite for second or holiday homes. About 54 per cent of respondents are considering properties in scenic destinations like hills or beaches, with convenience emerging as a critical factor—55 per cent of buyers prefer locations within a four-hour drive, while only 20 per cent are looking overseas.
Experience Over Excess: A New Luxury Ethos
Luxury housing is undergoing a transformation—moving away from overt opulence toward experience-led living. Today’s homebuyers seek more than expansive layouts; they are drawn to spaces that offer comfort, emotional resonance, and thoughtful design. Integrated townships, golf-facing residences, and gated communities in India are being planned with a greater emphasis on privacy, seamless layouts, and biophilic design. Natural textures, open floor plans, and green, light-filled spaces are redefining what it means to live well.
In the post-pandemic landscape, wellness-focused home design has emerged as a key driver in luxury housing. Home design now prioritises access to natural light, improved air quality, and the use of sustainable materials. Smart features, such as circadian lighting, contactless elevators, and air purification systems are being integrated to enhance day-to-day living. The focus has shifted to creating residences that not only reflect refined aesthetics but also actively support physical and mental well-being.

Moreover, today’s smart luxury homes in India are smart, sustainable, and environmentally conscious.
