In Ahmedabad, housing demand is being shaped by two strong forces. On one side, rising land prices have pushed nearly 85 percent of buyers toward apartments. On the other hand, the desire to own land has not faded.

It is in this context that Reneev Developers introduced Forever Young Bungalows, a 21- unit gated scheme designed around a simple idea: keep the land, but rethink how it is used.
Established as a brand in 2021 after nearly a decade of development experience, Reneev Developers has built a portfolio of residential and commercial projects.
Yet Forever Young stands out because it attempts to solve everyday issues that bungalow owners in the city have long accepted as unavoidable.

Rethinking the Bungalow Format
Before finalizing the plan, the team behind the project conducted a detailed survey of nearly 800 people. The respondents included recent bungalow buyers, prospective buyers, and families who have lived in independent homes for over 15 years. Parking, privacy, and inefficient open space were recurring concerns.
In most bungalow schemes, a large part of the plot is consumed by car parking. Given current land rates, allocating hundreds of square feet to vehicles becomes an expensive compromise. Visitor parking often spills onto internal roads, reducing common green areas and increasing safety concerns.
Forever Young addresses this with a semi-podium structure. The ground level of the society is elevated six feet above the road, while a lower ground level accommodates parking and services.
Each bungalow is allocated four dedicated parking spaces in this lower zone, along with visitor parking. By moving vehicles below, the entire surface level remains free of traffic. Children can play across the community without interruption, and landscaped areas are not fragmented by driveways. This structural shift alters how residents experience space. Instead of navigating cars, they step into gardens.
Reclaiming Space at Every Level
The lower ground is not limited to parking. Each home includes a defined private zone beneath it, designed almost like a personal garage suite. Four car parks, EV charging points, a car wash area, storage space, and a lounge are part of this level. Some units also include a mini home theatre and indoor games area, along with a lift lobby that connects directly to upper floors. Residents can park and enter their living room without crossing common areas.
At the surface level, the layout focuses on openness. There is no bulky clubhouse structure blocking views. All air-conditioned amenities such as gym, steam, sauna, indoor games, lounge, and salon room are located on the lower ground. The central landscape remains uninterrupted.
Privacy was another consistent demand in the survey. Many conventional bungalows face gardens and roads, leaving bedrooms exposed. In Forever Young, each home includes a front garden and a private backyard. Two master bedrooms face this rear garden, shielded from the street and neighboring sightlines. The backyard, inspired by Moroccan design elements, creates a secluded outdoor zone for family use.

Details That Shape Daily Life
The homes range between roughly 3,000 and 4,000 square feet of carpet area. Double-height drawing rooms bring in scale without expanding the footprint. Walk-in wardrobes receive natural light. Shower areas include large windows designed to admit daylight while maintaining privacy through external fins. Even terraces are divided thoughtfully. A family terrace on the second level remains free of utilities, while all service equipment is shifted to a higher, separate utility terrace.
Furthermore, sustainability is integrated through IGBC green building standards, with attention to long-term efficiency and reduced maintenance load. Maintenance itself has been structured differently. Unlike the common practice in the city where resident associations take over after a short period, the developer retains long-term responsibility. To add further, an on-site estate team, digital ticketing system, and dedicated service staff manage routine issues. Homeowners also receive access to digital records of drawings, warranties, and service layouts. QR codes placed within key areas allow residents to review plumbing and electrical plans before carrying out alterations.

Forever Young is not positioned as an experiment. It reflects a broader design philosophy that prioritizes lived experience over resale metrics. While Reneev Developers has multiple projects under construction across categories, this scheme distills its approach into a compact format of 21 homes.
As Ahmedabad continues to expand and land values rise, the independent home will remain a rare asset. The question is not whether people want bungalows, but whether they can find one that justifies the cost of land it occupies. In that sense, Forever Young attempts to ensure that every square foot serves a purpose, both above and below the ground.
