The Foundational Purpose
SILA began as a facility management company in 2010. The team manages hundreds of projects and over 300 million sq. ft. across India, gaining a ground-up understanding of how buildings evolve and what residents’ value over time.
Their aim has been to create responsible, future-aligned design frameworks supported by green building practices and transparent regulatory processes. These insights shaped the idea for 30 Little Gibbs.
They wanted the South Mumbai project to reflect this learning through privacy, functional planning and timeless aesthetics. Malabar Hill offered the right setting as Mumbai’s most prestigious residential micro-market, and partnering with Rohan Lifescapes brought strong local development expertise.

Wellness-Centric Design & Amenities
The experience of living at 30 Little Gibbs begins with a design philosophy that unifies wellness and architecture into a seamless narrative. Architect Phiroze Panthaki shaped the building around principles of understated elegance, privacy and timelessness, choosing refined materials and a carefully articulated façade intended to age gracefully.
At the heart of the project lies a dedicated wellness floor curated by The Wellness AE, offering therapeutic spaces such as halotherapy, vitality pools, cold plunge, counter current pool, and steam, sauna and therapy rooms that encourage recovery and relaxation.

The residences carry this narrative forward with spacious and functional layouts that prioritize natural light, ventilation and smooth circulation. The limited number of units reinforces a boutique scale, strengthening privacy and exclusivity. Additionally, the fully equipped gym and terrace lounge were integrated into the blueprint from the outset, ensuring that every wellness and social space feels like a natural part of daily life.
Together, the design, amenities, IGBC-aligned planning and boutique-scale configuration reflect SILA’s commitment to future-ready living and disciplined development. The response has been strong, with more than 90 percent of the inventory sold.
Vision Ahead
30 Little Gibbs is conceived as a single, boutique landmark. The future lies in how SILA builds on this blueprint through future developments, not through phasing. “SILA holds a development pipeline of about Rs. 3,000 crore across the Mumbai metropolitan region and will maintain a strong focus on South Mumbai and nearby destinations like Alibaug.
We prefer to work on two to three developments at a time to ensure each project receives adequate attention”,Sahil concludes.
