TCS has sublet 10.18 lakh sq ft office spaces in Hyderabad’s financial district, an IT zone in Serlingampally Mandal for Rs. 4.3 crore monthly rents, documents accessed by real estate data analytical firm Propstack,” reported Times of India.
The office space is based in Paradigm Rajapushpa and runs over 18 floors. It has five basements, a ground and 18 office floors. Registration was done in April 2025, whereas lease began on the 1st of October 2024, in accordance to the document. The landlords are Rajapushpa Asset Management Llp, as well as Paradigm Corporation Private Limited.
The lease tenure is 15 years and the rent increases every year 12 percent. The company deposited rupees 26.22 crore; the rent was payable at Rs.43 per sq ft per month. The lock-in period of the transaction was labelled at five years, revealed the document. The first 11 months from the Lease Commencement date (LCD) will be a rent free period in which the lessee will not be expected to pay rent the building company added. The company is given a total of 1018 car parkings (806 conventional parkings and 212 mechanised stack parking slots) and 452 two-wheeler parking slots.
