Sushmita Sen and her mother Subhra Sen have leased out their apartment in Goregaon East, Mumbai, for a total rental value of ₹73.76 lakh over a three-year term, according to property registration documents reviewed by Square Yards.

The apartment is located on the 12th floor of Oberoi Exquisite, situated along the Western Express Highway (WEH) in Goregaon. The unit measures 1,241 sq ft and comes with two parking spaces. The lease agreement was officially registered on February 26, 2026, with a stamp duty of ₹18,900 and a registration fee of ₹1,000 paid.

As per Square Yards’ analysis, the lease tenure is 36 months. The starting monthly rent is ₹1.95 lakh in the first year, rising 5% to ₹2.04 lakh in the second year, and increasing by another 5% to ₹2.14 lakh in the third year. The tenant, Pooja Yeole, has also provided a ₹6 lakh security deposit. Neither the Sensus nor Yeole were available for comment.

This development follows Subhra Sen’s recent real estate investments in Mumbai. In November 2025, she purchased two luxury apartments in Oberoi Elysian, a project by Oberoi Realty, for a combined ₹16.89 crore.

The first apartment was acquired for ₹8.40 crore, featuring a RERA carpet area of 163.59 sq. m. (1,760 sq ft) and one parking space. The transaction involved ₹42.02 lakh in stamp duty and ₹30,000 registration charges. The second apartment, valued at ₹8.49 crore, has the same carpet area and parking provision, with ₹42.49 lakh stamp duty and ₹30,000 registration charges paid.

Goregaon remains a prime residential destination due to its connectivity via Western Express Highway, SV Road, Western Railway Line, and Mumbai Metro, along with proximity to business hubs such as Andheri, Malad, and Bandra Kurla Complex (BKC).
