Mumbai real estate firm Keystone Realtors Ltd, popularly called the Rustomjee Group, is targeting the Pune residential real estate market with two township proposals that span around 100 acres. The projects, in the pipeline through a joint development (JD) mode, are the latest representation of the company's ongoing expansion outside the Mumbai Metropolitan Region (MMR) after it recently ventured into Nagpur.

We wish to do a township, something that we have huge experience with from our MMR initiatives. But any foray into Pune will occur next year only, post-announcement of the Nagpur project."

Even with expansion into new cities, Irani has stressed that the company is keeping its focus on MMR, especially redevelopment initiatives. In Q1FY26, Rustomjee declared three significant redevelopment projects in GTB Nagar, Lokhandwala Cluster, and Swarganga CHSL, aggregating 3.25 million sq ft of saleable area with an estimated gross development value (GDV) of Rs.7,727 crore.
Discussing Mumbai's realty sector, Irani mentioned, "Demand is robust in the Rs.1 crore to Rs.7 crore category. The sweet spot is between Rs.3.5 crore and Rs.5 crore, which is positive on traction. Budget housing is performing poorly."

In Q1FY26, Rustomjee reported all-time high pre-sales of Rs.1,068 crore, a 75 percent YoY growth, but experienced a decline of 44 percent in net profit to Rs.14.51 crore. Total income also declined to Rs.288.64 crore from Rs.437.20 crore during the same quarter last year.
