
Bengaluru-based Prestige Estates has emerged as India’s leading listed real estate player in the first half of FY26, recording pre-sales of Rs. 18,143.7 crore between April and September.
During the same period, India’s top 28 listed realty developers collectively sold properties worth Rs. 92,500 crore, reflecting strong sectoral momentum.
According to Prestige Group CEO Ahmed, India’s real estate market continues to show strong positive sentiment, supported by economic stability, robust wealth creation, and a confident customer base.

He noted that high-end buyers are willing to commit up to Rs. 100 crore for luxury apartments, while mid-segment buyers in the Rs. 1–5 crore range are taking long-term loans—signalling confidence in long-term financial commitments and a healthy demand environment.
Tariq Ahmed, CEO (West) Prestige Estates, said, "I take a temperature check from our customers. There's positive momentum. People are committing. So, let me put it in a different way from a non-metrics qualitative standpoint. When we meet our high-end luxury customers, there are people willing to commit over five years, paying up to ₹100 crores for an apartment comfortably."
Ahmed highlighted that the company’s expansion strategy includes broadening its Mumbai footprint, particularly in Andheri, Goregaon, Borivali, Thane, and extending development towards Mira Road. Prestige Estates is also exploring data centre opportunities in Maharashtra, a mixed-use and hospitality project in Lonavala, and future entry into Pune, a market similar to its strongholds of Bengaluru and Hyderabad.

The proposed Lonavala development will be villa-led, possibly featuring golf or sports-oriented amenities, along with hospitality and banquet infrastructure, catering to second-home buyers. Prestige aims to solidify its Mumbai presence before accelerating expansion into Pune.
