Keystone Realtors Acquires 143 Crore Versova Rights

Keystone Realtors Ltd., which runs under the Rustomjee brand, has picked up development rights worth ₹143.45 crore, in a move to expand and sort of sharpen the development potential of its redevelopment project in Versova, Mumbai. This deal adds weight to the company’s redevelopment portfolio, and it also shows their ongoing emphasis on maximizing value from premium residential projects across the Mumbai Metropolitan Region (MMR).

The acquisition covers roughly 8,800.74 square metres of fungible Floor Space Index (FSI), bought from Parth Construction, and well... yes it’s an arrangement like that. This FSI is sourced from Parth Construction’s Slum Rehabilitation Authority (SRA) initiative at Village Majas in Jogeshwari East. After that it will be transferred and blended together with Keystone Realtors’ redevelopment undertaking at Versova, in Andheri West, per the Mumbai Development Control and Promotion Regulations (DCPR) 2034.

That agreement, registered on June 17, 2026 also covers 24 car parking spaces, as a sort of part of the total consideration. Keystone Realtors paid around ₹8.61 crore in stamp duty for the deal, essentially speaking.

Instead of going for more additional land, the company has decided to buy transferable development rights, which lets it raise the allowed, built up area of its ongoing Versova redevelopment project. This kind of approach helps developers use space more cleverly in places like Mumbai where options are pretty limited, and it also speeds up the redevelopment work without having to acquire any fresh land.

The Versova project sort of becomes part of Keystone Realtors broader redevelopment play, where they are aiming to shift older residential neighborhoods into newer housing communities that feel more modern. The company signed the redevelopment agreement for the Versova project in 2025 and since then keeps building up its development pipeline across Mumbai via redevelopment and urban renewal efforts, really steadily too.

Mumbai’s redevelopment market has started to really move, and with land becoming limited, developers are leaning on mechanisms like fungible and transferable FSI to squeeze out more development potential. In practice, redevelopment projects are slowly replacing the older Greenfield idea in established neighbourhoods which kind of helps upgrade the housing stock, while also using the existing urban infrastructure more efficiently, instead of starting from scratch.

Keystone Realtors said that the deal acquisition is part of what they are already doing, as part of their ongoing development activities really. Since the Versova project is still sitting in a pre-launch phase, the company also noted that the specific commercial details and project details will be provided later on, at what they called an appropriate stage.

The  latest acquisition sort of fits with the developer’s longer-range growth plan, like widening its redevelopment portfolio across Mumbai. The firm kept on landing redevelopment opportunities in key locations, using its know-how in residential renewal work under the Rustomjee brand, which is sort of the whole point here.

With the extra FSI, Keystone Realtors is expected to boost the scale, and value a bit on its Versova project, strengthening their presence in one of Mumbai’s more sought after residential markets.
