GT Bharathi Urban Developers Pvt. Ltd. (GTB) has launched Republic of Nature (RON), a beach-themed micronation along Chennai's East Coast Road (ECR), and is the first of its kind in India.
The lavish residential and lifestyle project combines the sustainable design, eco-friendly infrastructure, and the best living to make Chennai a part of the global luxury real estate scene.
The highlight of the project is the 3.5-acre fabricated “lagoon beach” that draws the concept from the developments of Dubai and Indonesia — India’s first. RON is worth Rs 2,500 crore, and will be spread across the four phases and developed over five years, as informed by the Chairman of GTB Urban Developers, Bharat Doshi.

GTB and The Indian Hotels Company Limited (IHCL) have entered into a partnership for a 120-key IHCL SeleQtions hotel in the neighborhood. The first stage, covering 8 out of the overall 32 acres, has been given the approval by RERA and is comprised of 60 villas and 155 apartments, and the Taj hotel will occupy 3.5 acres.

The project, a ‘car-free’ green micronation, to be environmentally restorative was the main focus with the four natural ponds brought back to life, a bioswale, and more than six acres of native vegetation, according to Arun Bharathi, Managing Director.
The first phase financially closed with projected sales of Rs 420 crore and construction value of Rs 220 crore. In Chennai’s budding luxury real estate market, apartments are priced starting at Rs 99 lakh going up to Rs 2.5 crore, and villas are between Rs 3.75 crore and Rs 6.5 crore.
