Hulic and HDFC Capital Make First Joint Investment in Mumbai

Hulic and HDFC Capital make their first joint investment through a senior secured debt platform in a residential project in western Mumbai. The companies aim to expand their partnership and pursue further opportunities in India’s growing housing market.

Japanese real estate company Hulic Co Ltd and HDFC Capital Advisors, the real estate private equity arm of the HDFC Group, have made their first investment through a joint senior secured debt platform for residential housing development in India. The investment is in a residential project in western Mumbai.

The companies have not disclosed the name of the project or the size of the investment. The development is located in western Mumbai and is expected to benefit from strong connectivity and proximity to established commercial and employment hubs.

The investment marks an important step in the partnership between Hulic and HDFC Capital as both companies seek opportunities in India's residential real estate market. The collaboration is focused on providing financing for housing projects while leveraging HDFC Capital's experience in India's property sector and Hulic's international investment capabilities.

According to the companies, India's residential market offers strong long-term growth potential, supported by urbanisation, rising employment opportunities and increasing household incomes. Demand for middle-income housing in major metropolitan areas is also expected to remain resilient.

Hulic sees the investment as aligned with its strategy of identifying opportunities in India's growing real estate market. The Japanese company also intends to deepen its relationship with HDFC Capital and explore additional residential investment opportunities in the country.

The partnership comes amid increasing institutional interest in India's residential housing sector. Developers and investors are increasingly focusing on metropolitan markets, where sustained urbanisation and employment growth continue to support demand for housing.

For HDFC Capital, the transaction further strengthens its role as a provider of structured capital to India's residential development sector. The platform can potentially support additional projects and expand access to institutional financing for residential developments.

The companies plan to strengthen their partnership and pursue further investment opportunities in India's residential real estate sector. The first joint investment in Mumbai could therefore serve as a foundation for expanding their collaboration across other housing projects and locations.

The transaction also highlights the growing participation of international investors in India's real estate market, particularly in residential assets supported by strong urban demand and established economic centres.
