Hrithik & Rakesh Roshan Buy INR 31 Cr Offices in Chandivali

Bollywood actor Hrithik Roshan and his father, film director Rakesh Roshan, acquired three office units in the Chandivali area of Mumbai for Rs.31 crore through their firm HRX Digitech LLP, property registration records obtained by Propstack show.

The three units on the first floor of the Boomerang building in Andheri East occupy a total area of 13,546 sq ft. The deal contract was registered on July 9, 2025, upon payment of a stamp duty of Rs.1.86 crore and a registration charge of Rs.30,000.

The vendors are Manish Krishangopal Bazari, Shalini Manish Bazari, and Bazspace Pvt. Ltd.

This purchase comes on the heels of a similar deal by the Roshan family group in September 2024, when they acquired five office spaces on the fifth floor of the same building for Rs.37.75 crore. The total carpet area of those units was 17,389 sq ft, with stamp duty of Rs.2.26 crore.

The Roshans have also been engaged in real estate sale of residential properties. In May 2024, Rakesh Roshan sold three flats in Andheri together worth Rs.6.75 crore. One 1,025 sq ft flat in Veejays Niwas CHS Limited, Andheri West, was sold for Rs.3.75 crore to Sonali Ajmera, and another 625 sq ft flat in Raheja Classique was sold for Rs.2.20 crore to buyers Jeevan Bhavanani, Shilpa Wadhwani, and Gaurav Wadhwani.

Although neither the buyers nor sellers have spoken about the Chandivali deal, which is recent, the deals indicate the Roshans' ongoing activity in the Mumbai high-end real estate market, both commercial and residential.
