
Gera Developments will invest ₹1,100 crore in a new wellness-centric residential project in Pune, marking one of its largest recent commitments in the city’s housing market. The company has completed the land purchase and plans to fund construction through internal accruals.
The project will come up on an 8-acre plot and be developed in two phases. It will offer around 1,000 apartments, with the first phase expected to include nearly 500 units. Prices for the first set of homes will start at about ₹1.25 crore.
Positioned as a wellness-driven community, the project will include facilities and services designed to promote physical and mental well-being. These will include yoga, Pilates sessions, aqua-aerobics, nutrition guidance, and personal fitness coaching, supported by professional wellness partners. The company says the aim is to build homes that actively support healthier living rather than simply providing recreational amenities.

Managing Director Rohit Gera said the shift toward wellness is a response to changing buyer expectations. According to him, the company’s earlier child-centric housing projects saw strong acceptance, and wellness-oriented homes represent the next step in meeting lifestyle-based residential demand.
Gera Developments operates across Pune, Goa and Bengaluru, with five projects currently under construction, four of which are residential. The company also plans to launch six additional wellness-focused housing projects over the next few years as part of a broader expansion strategy.

The new Pune development enters the market at a time when buyers are showing increased interest in projects offering health-oriented features, community spaces, and long-term value additions.
