Danube Properties, the real estate arm of the Danube Group worth USD 2 billion and based in Dubai, has announced an iconic new commercial development on Sheikh Zayed Road with a gross saleable value of Rs 4,000 crore.
The 55-storey grade-A tower will be named "Shahrukhz by Danube" after the actor Shah Rukh Khan as a branding partnership for the first time in Dubai real estate sector. Introduced to investors at a launch event in Mumbai, the project is slated for completion by the 2nd quarter of 2029.
The development around a unique hanging tower concept will have more than one million sq ft of built-up area and over 40 high-end facilities, thereby becoming a landmark commercial and office hub of the most vibrant corridor of Dubai.

Adel Sajan, Group Managing Director of Danube Properties, said that the partnership with Shah Rukh Khan was the most exclusive one. "The deal is such that the tower will bear the name of Shah Rukh for a very long time. It’s utterly different kind of a project, and if there won’t be any other developer in Dubai planning such a tower, then the likelihood of a similar one is almost zero," he explained.

The prices of apartments in Shahrukhz by Danube will be starting from USD 460,000. The location of the project on Sheikh Zayed Road—Dubai's central artery and a vital stretch of the E11 highway linking Abu Dhabi to Ras Al Khaimah—provides significant strategic advantage.
Sajan refrained from commenting on any future Shah Rukh Khan branding projects, however, Danube was loud and clear in its message of continued luxury real estate expansion in the Middle East."
