The state of Uttar Pradesh and its vicinity has started and will witness an industrial surge in few days. The Uttar Pradesh government has envisioned an investment of Rs.85,000 crore for the redevelopment of Ayodhya as it looks to develop the temple town as an economic and tourism hub.

The holy land of Ayodhya in the bank of Sarayu will be overloaded with series of investments from real estate developers and hotel owners to airlines. This place was out of their sight and mind till Prime Minister’s demagogic cry of Pran Pratishtha. This demand is not limited to Ayodhya but is expected to extend to satellite cities like Lucknow, Kanpur, and Gorakhpur. 

The tourist footfall in the district has already up-sticking from 0.6 crore in 2021-22, to 2.3 crore in 2022-23. This event will not only be remarkably exquisite from a religious perspective but certain pockets of the economy are also expected to gain big from the opening of the grand temple. Under the Ayodhya Master Plan 2031, announced by central and state government, worth Rs.85,000 crore will be executed to upgrade the town’s infrastructure.

Road Ahead to Ram Janmabhoomi

As the investments started infusing in rocket speed, our honorable Prime Minister Narendra Modi inaugurated the Maharishi Valmiki Airport, redeveloped Ayodhya Dham Junction Railway Station, and unveiled development projects of over Rs.15,700 crore in Ayodhya. The recent inauguration of airport has further broadened the real estate market in the surrounding areas.

Hotel & Hospitality Boom

Fueling up the spirit of construction, popular brands like Taj Hotels and Vivanta—are coming up with two properties in Ayodhya. According to the report, a 100-room Vivanta hotel and a 120-room Ginger hotel, both expected to be operational in 36 months. Religious tourism or pilgrimage has been a lucrative source of revenue for India. Keeping this in mind, country’s largest hotel chain operator OYO, is endeavoring to add 50 hotels and homes, aggregating to some 1,000 rooms. This development will not only boost the significance of Ram Janmabhoomi but also ensure convenient access for visitors exploring the city’s iconic attractions. According to the market report, the holy land of Ayodhya is on fire, where the land prices going up by four to even 10 times than what was prevalent four to five years ago. The House of Abhinandan Lodha is going to launch 250 plots, invested Rs.1200 crore majorly for a 51-acre land parcel. CEO of Bigul, Trending Trading App, Atul Parakh mentioned, "Ayodhya's Ram Temple inauguration is anticipated to be a momentous occasion with enormous possible economic implications. The number of tourists visiting Ayodhya is rising, which is driving up demand for lodging—that is bookings for hotels and resorts are in its peak. "Patu Keswani, Chairman and MD of Lemon Tree Hotels, opined that many companies are adopting a wait-and-watch approach.

According to US investment bank and finance services company Jefferies, “brokerage of $10 billion makeover (new airport, revamped railway station, township, improved road connectivity, and many more) will likely drive a multiplier effect with new hotels and other economic activities. It can also set a template for infra-driven growth for tourism”.

Sneak Peek to the Architecture of Ram Mandir

Renowned multinational farm L&T, which specializes in engineering, procurement, and construction (EPC) projects, high-tech manufacturing, got the tender of designing the structure of Ram Mandir. Chandrakant B Sompura (81) and his son Ashish (51) designed the temple complex in Nagara style architecture on a solid stone foundation. The entire Ram Mandir premises spread across 70 acres in which the mandir covers 5.5 acres. According to the report, more than 1000 bricks will be inscribed with Lord Ram's name in various languages, collected over 30 years integrated into the temple structure. The temple is based on a 12-foot jagati and there will be 300 pillars across the mandapas and 44 teak doors. The doors on the ground floor are gold plated. The temple will have Vishnu Panchayatan where five temples, of Hanuman, Durga, Ganesha, Shiva, and Surya, will be there. On the northern side of the temple, there will be the grand kitchen of the mandir, where the bhog of Lord Rama will be prepared.

Arun Yogiraj, the sculptor who carved Ram Lalla's idol, expressed his gratitude saying, "I am the luckiest person on earth. The blessings of my ancestors, family members and Lord Ram Lalla have always been with me. Sometimes, I feel like I am in a dream world. This is the biggest day for me."

MD of Hiranandani Group, stated, “Ayodhya's historical significance and tourist potential make it an attractive investment. With the temple fully operational and attracting more visitors, residential and commercial properties will increase in demand”.

Gatherings of Jewels 

Multiple big names from the entertainment industry have been invited as state guests for the consecration of the Ram Temple in Ayodhya for this event. Celebrities like Ranbir Kapoor, Alia Bhatt, Amitabh Bachchan, Abhishek Bachchan, Vicky Kaushal, Katrina Kaif, Sachin Tendulkar, Anupam Kher, Kailash Kher, Amitabh Bachchan, and Anil Ambani were present in the ceremony and lightened up the event. To be added, legends of South Indian Cinema Rajniknath, Chiranjeevi, Rishabh Shetty, and Bollywood Playback singer & composer Shankar Mahadevan has enlightened the whole event with his magical performance. Former Bollywood superstar Jackie Shroff was seen sweeping and cleaning the stairs and campus of the mandir ahead of this eventful celebration.

Future Potential 

The magnificent charm of Ram Mandir serves as a reminder of our rich cultural history and a source of inspiration for us to promote morality and compassion.  The word Ram Mandir indeed is a buzzword for real estate marketing. According to Anuj Puri, Chairman, Anarock Group said, “Property prices in Ayodhya shot up by nearly 25-30 percent in 2019 after SC verdict. Land prices rose nearly Rs. 400-700 per sq ft. in the outskirts (Faizabad Road). Within the city limits, average prices stood between Rs. 1000-2000 per sqft during this time. However, the average prices in the outskirts of Ayodhya have jumped much higher. As for areas within the city limits, average prices have shot up to Rs. 4000- 6000 per sq ft. Thus, there has been a significant jump in average prices between 2019 and 2023″.

Ravi Nirwal says, investors can explore both commercial and residential projects in the area. Parallely, Vice Chairman of Anarock Group, Santhosh Kumar is of opinion that, investing in real estate in Indian religious tourism destinations can be a good alternative for non-resident Indians. In upcoming 12-18 months, the holy land of Ayodhya will witness the exploration of real estate boom and it will contribute to improved business prospects.
