“Before drawing plans or finalizing layouts, I ask what I would expect if I was the buyer. And this question has guided the firm across individual homes, developer-led projects, and larger residential work,” says Archan Majumder, Founder and Director at Cacon.
The practice grew gradually, rooted in technical knowledge and close attention to user needs. Instead of focusing only on form, the team paid attention to light, airflow, movement, and how a space feels over time. This thinking allowed Cacon to expand into related fields without losing clarity.
Today, its work extends beyond architecture and structure into interiors, soil testing, structural rehabilitation, government DPR projects through its associated firms.
Creative 76 Silver Heights brings many of these ideas together in a single building. It is not designed as a large housing complex, yet it borrows several planning ideas usually seen in bigger developments. The scale is modest, but the thinking behind it is deliberate.
Building Calm Along a Busy Stretch of Road
Location was one of the biggest challenges of Creative 76 Silver Heights. The building is located on the Jessore Road, which is a major arterial road of Kolkata and a national highway. Such areas are always accompanied by traffic, noise and pollution. To transform this environment into a comfortable residential space demanded careful design choices.
The design does not isolate the building but instead, it uses natural barriers that cushion the effects of the road.
In addition to this, Each apartment has cross ventilation and access to daylight, this reduces the feeling of enclosure that usually comes with roadside buildings.
Adding further, soundproof materials, including specialized glass, are used to limit noise. Green elements are placed thoughtfully to create a buffer between living spaces and the street.
While the building stands close to a busy road, the interiors aim to feel calm and protected. This balance between location and livability explains much of the project’s character.
Choosing Space Over Crowd
One of the most significant decisions behind Creative 76 Silver Heights was to restrict how much of the plot is built upon. As compared to older developments where coverage reached 60 percent or more, this project maintains construction around 30 to 40 percent. The result is a lower-density environment that feels less crowded and easier to live in.
The design incorporates well-defined community and recreational areas as opposed to leftover spaces. The mobility inside the building is easy and direct without any unnecessary complexity. Safety has been addressed through planning choices instead of visual heaviness, allowing residents to feel secure without feeling boxed in.
To add further, parking and service areas are separated by designated spaces to eliminate friction in everyday living. Vertical transportation is efficient and sized to suit the building, not overpower it. The attempt to prevent the conversion of the structure to a block of concrete is evident throughout the project.
There is a visible role of plants, open spaces and natural light in shaping the atmosphere. Furthermore, energy efficiency is also addressed efficiently. The dependence on artificial systems is decreased by relying on natural light and ventilation. These choices may not stand out immediately, but they shape the experience of living in space over time.

Empowering Projects Through Technology
Although the completed building may seem to be simple, its implementation is based on robust technical systems. The firm makes use of various architectural and structural software, including Revit and AutoCAD. Tools for structural analysis and testing are also used. These systems help the team align design intent with on-site execution, reducing gaps between planning and construction.
The firm’s internal journey mirrors its stable design approach. In its current form, the firm began in 2022 with Archan and his wife, both technical professionals, and a small team of two. Since its inception, the culture was focused on teamwork rather than hierarchy. Team members are seen as colleagues rather than employees.

Today, the group has grown to 44 people. Its main office operates from Madhyamgram, with a new office planned in Sector V. Beyond Kolkata, the firm has gained recognition for a project in Nepal, earning an award that placed its work on an international stage. Plans for overseas projects are being considered, building on this growing exposure.
The broader group includes several specialized entities. CA Olindo focuses on interior work. CA Infra handles government DPR projects and construction. CA Corning manages development activities. Alongside these are soil labs and structural rehabilitation services. Together, these verticals allow the firm to handle projects across different scales and requirements.

The project responds to its surroundings without being dominated by them. Looking ahead, Cacon’s goals remain measured. Growth is planned without any rush. New offices, international work, and broader collaborations are also part of the future, but the core approach remains unchanged. Homes, after all, are relived every day.
