Zuari Infraworld and Gangothri Infraedge launch Tribhuja, a ₹3,000 crore premium housing project in Hyderabad’s Kollur, featuring 1,730 apartments across nine towers with extensive open spaces and amenities.

Zuari Infraworld India and Gangothri Infraedge launch Tribhuja, a premium residential project valued at approximately ₹3,000 crore in Kollur, Hyderabad. The development marks Zuari Infraworld’s entry into Hyderabad’s premium housing segment and targets growing demand for larger homes across the city’s western corridor.

Spread across 9.16 acres, Tribhuja comprises 1,730 three- and four-bedroom apartments distributed across nine towers. Each tower rises to G+37 floors, creating a high-rise residential development designed to offer spacious homes and enhanced views. Around 78% of the residences are planned as corner apartments, adding to the project’s focus on premium living.

The project is designed by Australia-based Laboratory for Visionary Architecture (LAVA), with its planning centred around three principles: light, air and privacy. Apartment sizes range from approximately 1,679 sq ft to 3,126 sq ft, providing multiple configurations for premium homebuyers. About 72% of the overall site remains dedicated to open spaces, supporting landscaped areas and community-oriented amenities.

Tribhuja also features a clubhouse of nearly one lakh sq ft with more than 55 amenities. These include swimming pools, a gym, spa and wellness facilities, sports courts, a mini theatre, banquet halls and dedicated spaces for children and senior citizens. Co-working facilities are also included, reflecting the growing integration of work and residential lifestyles within premium housing developments.

Sustainability forms another component of the project. Tribhuja receives pre-certification for a Silver rating from the Indian Green Building Council, indicating that environmental considerations are incorporated into its development planning. David Adamson from the UK serves as the project management consultant, while JLL handles cost management and quality assurance.

The project’s location in Kollur provides access to several major employment and business hubs. Tribhuja is situated close to the Outer Ring Road, with connectivity to Gachibowli, HITEC City, the Financial District and the Kollur IT SEZ corridor. The developers also expect the proposed high-speed rail corridor at Nagulapally to contribute to the area’s long-term growth prospects.

Kollur is increasingly attracting homebuyers working in Hyderabad’s western business districts because it combines access to employment centres with comparatively larger residential formats. Hyderabad’s premium housing demand also remains strong, with homes priced above ₹1 crore accounting for more than half of the city’s residential sales in 2025, according to Knight Frank India data cited by Fortune India.

With Tribhuja, Zuari Infraworld and Gangothri Infraedge aim to capitalise on this premiumisation trend while establishing a sizeable presence in Hyderabad’s expanding residential market. The project combines large-format apartments, high-rise development, extensive open areas and lifestyle amenities to target the city’s growing premium homebuyer segment.
