The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has advised homebuyers to consider carpet area as the primary factor while purchasing residential properties instead of relying on the super built-up area. The move aims to improve transparency in property transactions and help buyers understand the actual usable space they are paying for.

According to UP RERA, carpet area represents the actual usable floor space available inside an apartment, making it a more accurate measure for evaluating a home’s size. The authority highlights that buyers should carefully review carpet area details before finalising property purchases to make informed decisions.

The Real Estate (Regulation and Development) Act, 2016, places importance on the disclosure of carpet area details for residential units. Developers are required to provide information related to the number of apartments, their types and carpet area specifications on the RERA platform, allowing customers to compare properties more effectively.

Super built-up area, often used in property advertisements, generally includes the apartment’s usable area along with a proportionate share of common facilities such as corridors, staircases, lifts, lobbies and other shared amenities. While this figure may appear larger, it does not represent the exclusive living space available to the homeowner.

UP RERA notes that depending on super built-up area during property selection can sometimes create confusion because the advertised size may differ significantly from the actual usable area inside the flat. By focusing on carpet area, buyers can better assess the efficiency of the apartment layout and compare pricing across different projects.

The authority also states that details regarding exclusive balconies, verandas and open terraces attached to apartments should be disclosed separately. This ensures that buyers have complete clarity about different components of the property before making financial commitments.

The advisory comes at a time when India’s real estate sector is witnessing increased demand from homebuyers seeking transparency and accountability from developers. With residential purchases involving significant financial investments, understanding property measurement terms has become essential for customers.
