UAE Investors Lead Sharjah Real Estate Market in H1 2026

UAE investors accounted for 50.6% of Sharjah's real estate trading value in the first half of 2026, investing AED 14.9 billion across 22,599 properties, highlighting strong domestic confidence in the emirate's property market and sustained growth in local investment activity.

UAE investors dominated Sharjah's real estate market during the first half of 2026, accounting for 50.6% of the emirate's total real estate trading value. According to the Sharjah Real Estate Registration Department, Emirati investors invested AED 14.9 billion across 22,599 properties owned by 9,655 investors, underscoring growing domestic confidence in Sharjah's property sector and its long-term investment prospects.

The report showed that Sharjah's total real estate trading value reached AED 29.5 billion during the January-June period, supported by favourable regulations, sustainable urban development, and expanding residential and commercial projects. The emirate continues to strengthen its position as a preferred investment destination by offering quality infrastructure, competitive property prices, and an attractive business environment.

Investor participation remained broad across different demographic groups. Younger investors aged 35 years and below recorded strong market activity, reflecting increasing awareness of property investment among the younger population. Female participation also continued to grow, indicating a gradual diversification of Sharjah's investor base alongside sustained interest from experienced investors.

The strong performance reflects Sharjah's expanding appeal to both domestic and international investors. During the first half of 2026, the emirate attracted investors from 121 nationalities, with UAE nationals remaining the largest investor segment, followed by buyers from India, Syria, Jordan, Iraq, and Egypt. This diverse investor base highlights Sharjah's growing reputation as a competitive regional real estate destination.

Officials attributed the robust market performance to progressive legislation, investor-friendly policies, and continuous urban development initiatives that have enhanced market transparency and investment confidence. Residential properties continued to account for the majority of transactions, while mixed-use developments and infrastructure investments further supported demand across the emirate.

The latest figures reinforce Sharjah's position as one of the UAE's fastest-growing property markets. With domestic investors contributing more than half of the total trading value and international participation continuing to expand, the emirate is well positioned to sustain long-term growth, attract fresh investment, and strengthen its role in the UAE's evolving real estate landscape.
