TNRERA Grants Four-Month Extension to Projects Hit by War

TNRERA grants a four-month extension to eligible real estate projects affected by the West Asia conflict, easing construction-related pressures by extending registration and completion timelines without additional fees.

Tamil Nadu Real Estate Regulatory Authority (TNRERA) has accorded a blanket extension of four months for the timelines of registration and completion of eligible real estate projects which have been impacted by the current West Asia conflict. The move comes in handy in addressing challenges related to the delays being experienced due to the conflict.

As per a circular issued by TNRERA on August 10, the project should have an original/updated/extended date of completion falling on or after February 28, 2026. It is important to note that TNRERA considers the current scenario in West Asia as “war” in order to claim force majeure provisions under Real Estate (Regulation and Development) Act, 2016.

According to the ruling, projects qualifying for this relief will enjoy an extra four months of time for both the registration and completion periods. Developers will not have to apply individually for this extra time, nor will any fee be charged for this extended period of time. This is meant to ease the process and allow the projects to enjoy the benefit without having to go through any other approvals.

This decision is based on a recommendation from the Union Ministry of Housing and Urban Affairs dated July 31st, wherein the State RERAs have been advised to look into the possibilities of extension of time for registered projects due to the disruption caused due to the West Asia situation. This recommendation comes in view of the influence of global logistics and availability of construction materials.

The extension will offer more space for the developers who have trouble meeting their construction schedules due to outside interference. By giving the projects some extra time, this will assist the developers to handle their schedules without the risks of regulatory problems that could come from being delayed outside of their control.

This decision highlights the importance of effective regulation in the state of Tamil Nadu. According to S Ramprabhu, chairman of the DTCP committee at the Builders Association of India, measures should be taken to avoid any delay in the registration process at TNRERA.

The TNRERA’s move is thus a regulatory reaction to the impact of the West Asia conflict on the construction sector as a whole. The four-month extension provided for by the authority, without having to file additional requests or pay further charges, is an effort to ensure continuity in projects and increase certainty about completion periods.
