Mana Projects to Add 3.3 Mn Sq Ft Mid-Segment Homes by FY26

Bengaluru-based Mana Projects plans to develop 3.3 million sq ft of mid-segment residential housing by the end of FY26 (March 2026), with homes priced between ₹1.7 crore and ₹3 crore, according to Managing Director Kishore Reddy.

The strategy reflects the developer’s strong conviction that the mid-segment is currently the fastest-growing category in Bengaluru’s housing market.

The company will launch two residential projects by January 2026: Right Life Phase 2, spanning 2.3 million sq ft, and Mana Verdant Terraces, comprising around 1 million sq ft.

Both projects will largely offer 2- and 3-BHK apartments aimed at mid-to-premium buyers. Right Life Phase 2 is envisioned as a child-centric township located between Bommasandra and Whitefield, a micro-market with nearly 150 schools, while Mana Verdant Terraces is coming up on Sarjapur Road, a major IT-driven residential corridor.

“We have already delivered around 8 million sq ft in the city, largely apartments with some villas, with ticket sizes ranging from ₹1.25 crore to ₹7 crore in its ultra-luxury developments that include large duplex penthouses. We like to position ourselves in the mid-range of ₹1.5–2 crore and in the luxury ₹2–4 crore bracket, while selectively doing marquee homes above ₹4 crore,” states Managing Director Kishore Reddy.

Looking ahead, the company plans an additional 4 million sq ft under Phase 3 of Right Life, a 3 million sq ft Sarjapur Road project in design, a 6–7 lakh sq ft development in Jakkur, and entry into Kanakapura Road next year.

Mana Projects has also entered commercial real estate, with its first office project, Mana Capital, offering 5 lakh sq ft in Sarjapura. Within The Right Life township, it plans 4 million sq ft of Grade A office space, along with retail, a mall, and healthcare assets, creating a mixed-use ecosystem.

The developer is also witnessing rising NRI demand, now contributing about 25% of sales, driven by Bengaluru’s growth as a global capability centre hub and healthy rental yields, particularly in south-east and north Bengaluru.
