
Real estate developer Brigade Group is preparing a major residential expansion in Hyderabad, with plans to launch 8 million sq ft of residential projects focused largely on the ₹4–5.5 crore premium housing segment, according to Amar Mysore, Executive Director of Brigade Enterprises.
The upcoming residential pipeline will cover several high-growth Hyderabad micro-markets, including Secunderabad and Neopolis, while the company is also evaluating expansion opportunities in North Hyderabad.
As part of this strategy, Brigade recently acquired a 4.03-acre land parcel for around ₹500 crore in the city.

To support its broader expansion across residential, commercial, hospitality, and retail segments, the developer plans to invest over ₹5,000 crore over the next three to four years, Mysore said.

The expansion pipeline includes 3.5 million sq ft of additional residential space, with marquee developments planned in Neopolis and Secunderabad. One of the company’s most prominent projects is Brigade Gateway Hyderabad, a flagship mixed-use development currently under construction.
According to Mysore, construction progress remains on schedule. Residential Tower A has completed both basement levels, while Tower B has finished all four basements, and foundation work for the integrated commercial tower is underway. Market response has been strong, with more than 60% of the residential inventory already sold.
“Total planned residential development stands at around 8 million square feet in Hyderabad. In Neopolis, ticket sizes will range from ₹4 crore to ₹5.5 crore. The rest of the projects are currently in the planning stage. With a strategic focus on Hyderabad as a primary growth engine, we aim to expand our total development footprint in the city to about 10.5 million square feet by FY27. The Group has recently signed several memorandums, following the recent acquisition of a land parcel in Neopolis via auction. The Group continues to actively engage with landowners for potential partnerships to close additional transactions by FY27,” states Amar Mysore, Executive Director of Brigade Enterprises.
Beyond residential projects, Brigade is also expanding its retail and commercial footprint. The company is developing a 6.5 lakh sq ft Orion Mall at Brigade Gateway and is exploring land partnerships to build additional one-million-sq-ft malls, citing Hyderabad’s relatively low retail density.
The developer’s flexible workspace arm Buzzworks currently operates 2,000 billable seats across 1.2 lakh sq ft, running at full occupancy, and plans to triple its footprint in the near future. This expansion is being driven by the rapid growth of Global Capability Centres (GCCs) in Hyderabad.

In the hospitality segment, Brigade is developing a 300-key InterContinental Hyderabad hotel and is evaluating both greenfield and brownfield opportunities to capitalize on rising average room rates and increasing demand for luxury hospitality infrastructure. The company had earlier acquired another 4.04-acre land parcel in Neopolis Phase 3 at about ₹118 crore per acre through an auction conducted by the Hyderabad Metropolitan Development Authority.

Hyderabad has emerged as one of India’s fastest-growing real estate markets, driven by technology expansion and infrastructure development. Industry analysts note that Neopolis in Kokapet and the Financial District have emerged as prime luxury housing corridors, with land prices exceeding ₹100 crore per acre in several government auctions conducted by the HMDA.
Meanwhile, the growth of Global Capability Centres has accelerated demand for office and co-working spaces. According to NASSCOM, India hosts over 1,700 GCCs, with Hyderabad emerging as one of the fastest-growing hubs for multinational technology and engineering operations.
