Nimbus to Deliver Stalled Noida Project, Relief for 400 Buyers

Nimbus Projects, a Noida-based real estate firm, has taken over the stalled Sunworld Arista project in Sector 168, Noida, offering long-awaited relief to 400 homebuyers.

The project, which was launched in 2010 and originally scheduled for delivery in 2014, faced major delays due to the previous developer’s inability to clear dues owed to the bank and Noida Authority. Nimbus, as a co-developer, has committed to completing the remaining construction within three years. The company has already deposited Rs. 80 crore in dues and is investing another Rs. 20–25 crore to upgrade essential infrastructure such as fire safety, elevators, STP, and other shared amenities.

These efforts aim to enable flat owners—who received occupancy certificates in 2019—to finally register their homes without further legal or financial barriers.

“We allow a co-developer if the realty firm agrees to clear their land cost dues, and has financial strength to complete and deliver the project,” said Lokesh M, CEO of Noida Authority.

“As part of the obligations under the Uttar Pradesh government’s co-developer policy, we are committed to paying ₹170 crore dues that the original developer, Sunworld Residency Pvt Ltd, owes to the Noida authority. This step is crucial for enabling registries and restoring confidence among the distressed residents of the stalled project,” said Bipin Agarwal, director of Nimbus projects.

The second phase, Arista Luxe, will feature 342 premium apartments and modern amenities including high ceilings, large balconies, home automation, and landscaped zones. It falls under the Legacy Stalled Projects Policy and is scheduled for completion by 2029. Funded by institutional lenders, Arista Luxe has RERA registration and all necessary approvals in place.

The revival of this project is expected to set a precedent for resolving other stuck housing projects in the NCR and restore homebuyer confidence in the region’s real estate sector.
