MHADA Calls Tenders For Kamathipura Cluster Development in South Mumbai

A portion of MHADA Housing project, the Mumbai Building Repairs and Reconstruction Board will be executing the Kamathipura cluster development in South Mumbai.

A tender for the purpose of appointing a construction and development agency for commencement of the project was published on June 12.

The redevelopment of dilapidated cessed and non cessed building and plots in the area from lane 1 to 15 in Kamathipura, which will be done in an integrated manner under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034, through the Mumbai Building Repairs and Reconstruction Board, will be undertaken in this manner.

The Kamathipura area spans over a total area of 34 acres in South Mumbai contains about 943 cess buildings containing a ratio of about 6625 residential and 1376 non-residential tenants/ residents, making a total of 8001. There are about 800 landowners in the Kamathipura area.

The buildings in the area approximate about 100 years old. This area has approximately a total net plot area of 73,144.84 sq meters. This project will deliver permanent and rightful homes to the 8001 tenants/residents who have been waiting for redevelopment for several years.

With this project residents will enjoy larger, safer homes with well-planned infrastructure facilities. The project will also contain commercial buildings and open recreational grounds.

Furthermore, the project will see MHADA gain approximately 44,000 square meters of land through the selected bidder, which significantly enhances the housing stock. The developer gets 5,67,000 development rights where the housing stock will see the construction of about 4,500 new housing units.

For every land plot owner of up to 50 square meters, one 500 square foot housing unit will be considered; for land plots between 51 and 100 square meters, two units; for land plots between 101 and 150 square meters, three units; for land plots between 151 and 200 square meters, four units; and for plots exceeding 200 square meters, as an example, every 50 square meters above 200 square meters, one additional 500 square foot housing unit will be given to land owners.
