Godrej Properties (GPL) has won the bid with the highest offer for a land of five acres in Neopolis, Kokapet, Hyderabad, in an e-auction held by the Hyderabad Metropolitan Development Authority (HMDA).
The plot will be used for a luxury residential project with the area for sale being close to 2.5 million sq. ft., which will generate a revenue of about INR 4,150 crore.

Kokapet is now one of the most attractive residential micro-markets of Hyderabad due to its convenient location near the Financial District, HITEC City, and the major IT corridors. The area has good physical and social infrastructure, smooth connectivity, and a rising demand for luxury homes from the income class and professionals working in the technology hubs of the city.

The new purchase is in line with GPL's strategy to broaden their footprint in Hyderabad which is a market still showing steady growth and healthy absorption in the luxury housing segment. This initiative also follows GPL's acquisition of a 7.825-acre land parcel in Kukatpally in August 2025, thereby emphasising the company's idea of drilling deep its roots in the city.
Godrej Properties has launched the following residential projects in Hyderabad over the last couple of years: Godrej Madison Avenue in Kokapet and Godrej Regal Pavilion in Rajendra Nagar, both of which have attracted the masses and met with a positive response from customers.
By means of this Neopolis project, GPL will be able to strengthen its premium residential portfolio and tap the escalating need for well-constructed urban housing in a metropolitan area that is growing fast in India.
